I love when Vintage features from interior design of the past are updated and included in today’s homes. Here’s a few examples of what is “back-in”, allowing us to borrow from yesteryear to emphasize the charm of any size space in your home

Wallpaper is back, having left our design ethos years go. Used in living spaces and bedrooms, with a variety of colors and patterns it allows you to customize the space! Choose peel and stick for easy DIY installation.

Cozy is back, with smaller well appointed spaces featuring small kitchens and dining nooks or open plan dining for condos and smaller homes fulfills the needs of budget conscious homeowners.

Linoleum is back. Think bathroom checkerboard. It’s water-resistant, perfect for bath and kitchen. Paired with vintage inspired brass or metal faucets and fixtures and a claw foot tub; the old becomes new.

Still - shag carpet is still not the best choice, though updating vintage design with newly minted vintage options makes for a fresh turn on old design.

3. Get to Know Your Appliances. Know the age of your appliances and machines to estimate when they should be replaced. Having a heads up can help with the process of saving up.

4. Reap the Benefits of Tax Credits. As a homeowner, you should be aware of certain home-related tax incentives to take advantage of the; like the installation of solar panels or having Energy Star appliances in your home.

5. Start Keeping Records. Did you know that caulking your bathtub boosts your home’s resale value? Every improvement or repair you make on your home does as well. Keep tabs and file all documents concerning your home improvement and repairs

6. Boost Insurance Coverage. Most standard home insurance coverage plans don’t normally include flood, earthquake and fire protection. Take a good look at your insurance policy and check for any relevant gaps and make adjustments.

The very first thing you do in the morning and the last thing you do at night is turn on and off your lights.  

Designing lighting for your home is as important as choosing paint colors for the walls, furniture and accessories. Lighting should be comfortable, easy to control and energy efficient.

Lighting Types:

Ambient:  General lighting that illuminates a room with uniform light. This can be achieved through ceiling mounted or recessed fixtures, wall sconces or floor lamps. Include integrated lighting like cove, soffit and valance lighting.

Task:  For a particular area in a room, this lighting serves a specific function. Think counters in the kitchen, your desk, under cabinet, or a table lamp.

Accent:  Is for highlighting to draw attention to an object like artwork, bookcases, plants or even outdoors to a fountain, tree or beautiful landscaping. Recessed or track lighting that is adjustable provides this type of lighting.

Lighting can be costly for more artfully designed fixtures, or affordable when purchased from a big box retailer like Costco, Home Depot, Lowe's, Target, or  Ikea who provides modern alternatives at affordable prices.  Enjoy illuminating your home!

5 Tips for Using Neutrals for Interior Design

Using neutral interior design colors adds unity and tranquility to a space.

1. Types: Warm Neutrals - Black, brown tan, gold. Cool Neutrals - White, ivory, silver, gray. Keep warm with warm and cool with cool, adding splashes of color.

2. Use Texture, patterns and tonal variations in wall art, window treatments, upholstery, wall coverings, tile, flooring, rugs and accessories, keeping them complimentary to add interest to your space. Think .

3. Brighten up white walls with silk or seagrass wall coverings for an elegant look. Use drapes to match your wall color and contrasting furniture like iron wood, acrylic; keeping your choices consistent.

4. Your decorative base point is the wall color, so keep your paint selection somewhere between 30-50% lighter than the rooms decor to build deeper tones there.

5. Even pinks, low saturated blues and pewter can also be neutrals along with dark charcoal and graphite gray.

Get Pre-approved

So you can determine how much home you qualify for, to know your top offer price…Search in a lower price point to give you room to compete. Seller’s are more comfortable with buyers who have a mortgage approval letter from their lender. This is a step above pre-qualification. Ask your Realtor to explain this!

Avoid Contingencies

You have the right to inspections, however in a competitive market, inspections may already have been provided by the seller and when done by accredited inspectors, should be sufficient for you to judge the homes condition. With your loan pre-approval, as long the home appraises for the offer price, you should have few concerns and be able to make your offer non-contingent, raising you to the top of the multiple offer pile!

Bidding Wars

It’s a nice idea to go in under the asking price, however if you anticipate multiple offers, be more realistic. Make a strong, non-emotional and competitive offer after reviewing area comps. 

Heavy on the Down

Make the best down payment you can, even exceeding the required 10-20%. It gives the seller the impression that you will have no issues qualifying for your loan. 

Flexible Home Choice

Give yourself room to consider homes other than the perfect home, one that may need cosmetic upgrades. Look at it as an investment. Be sure to consider all costs and find the home that matches your all-in budget.

2. Curb Appeal - Evaluate your house from the street. Add flowers, freshen the landscape, paint your door, add a snazzy front door light, make all exterior repairs. 
3. Keep it Sleek - Sweep everything off surfaces, side tables, windowsills, tidy your cabinets. Stow your crazy artwork, personal photos. Buyers like a blank canvas to picture their personal affects in the home!
4. Paint - Find out what the best neutrals are, paint walls, ceilings, doors, moldings, windows and baseboards.
5. Hardware - New Door handles, switch covers, kitchen cabinet and drawer pulls, change faucets, swap out lighting fixtures. 
6. Plants - Add a tall palm or tree to a dark corner, succulent arrangement to the coffee table, flowers on the dining table and fruit on a kitchen counter!
7. Smelly - Check for pet/cooking/smoking odors and treat by deep cleaning or changing carpet. Damp basement? Use a dehumidifier, seek professional help.

Make a lavish space in quiet corner for reading. Use an alcove, corner, loft or bedroom space. Place under a window with an inspiring view. Use under the stairs space or a large stairway landing. Color will draw the eye to a small space.

Make your bookshelves unique, a conversation piece. Think round bookcase, interesting handmade chairs, a vintage reading light.

Decorate with curtains to surround your space and an interesting light fixture. Hang string lights & “bookish” art. Make it inviting and cozy.

All you need is a built in bench with a thick cushion, pillows, good lighting and surrounding book shelves to create a book nook. Happy Reading!
