Dining Out San Francisco!

dining_out_san_francisco_cynthia_palmer.png

Where interior design meets pride of ownership with delectable and eclectic food pairings.

This Michelin Guide 2018 restaurant, The Progress is the loving result of of this second restaurant for Stuart Brioza and Nicole Krasinki of State Bird Provisions. Dining is mostly family style and the menu changes nightly with a choice of 6 dishes of 17 offered! @theprogresssf

We ordered by checking-off the menu, choosing dishes from Western Additions, Raw & Salads, Platters, Vegetables & Grains, Meat & Seafood!

Highlights of my meal were the CA sturgeon caviar potato cloud and alaskan halibut ‘a la plancha” with fava beans & green garlic ravigote, pictured!!

The food is a cross cultural experience with bright, unique combo’s and delectable sauces; where East meets West with bold flavors and beautiful platings.

Fabulous personalized service from casually and cooly dressed staff. It’s a true dining experience that I enjoyed immensely and can’t wait to go again!

Broccoli Cheddar Soup - Fall Favorite!

Cynthia Palmer, Realtor, BRE#01445659 | San Francisco & Wine Country | Vanguard Properties

Cynthia Palmer, Realtor, BRE#01445659 | San Francisco & Wine Country | Vanguard Properties

The recent fires in Northern California have sadly affected so many, including clients, friends and associates. While checking up, consoling and doing what I can to help...I'm reminded of how important our ties are; to our family, friends, neighbors and to the people who come into our lives every day to support us.

I love to cook and share the food I prepare, so this recipe for you to enjoy with the people who are special to you!

broc_cheddar_soup_bowl.jpg

Brocolli Cheddar Soup

INGREDIENTS

  • 1 small onion, chopped
  • 1/4 C. Flour
  • 2 C. Half and half
  • 3 C. Chicken broth
  • 2 Bay leaves
  • 1/4 t. Nutmeg, freshly grated
  • Kosher salt, ground pepper
  • 4 7" Sourdough bread boules (round loaves)
  • 4 C. Broccoli florets (1 head)
  • 1 large Carrot, diced
  • 2 1/2 C. grated white & yellow cheddar (plus more for garnish)

DIRECTIONS

Melt butter over medium heat in Dutch oven or soup pot. Add Onion, cook until tender, 5 min. Whisk in flour, cook till golden, 3-4 min., slowly whisk in half and half until smooth. Add chicken broth, bay leave, nutmeg, season with salt and pepper and simmer. Reduce heat to med-low, cook uncovered until thick, about 20 min.

Prepare bread bowls: cut a circle in top of each loaf leaving a 1" border. Remove bread top and hollow out middle leaving a thick bread shell.

Add broccoli and carrot to broth and simmer about 20 min. until tender. Discard bay leaves. Puree soup in batches in blender, or use immersion blender (When using hot liquid, let cool before transferring to blender - fill 1/2 way, leave corner of cover open, using kitchen towel over top to catch splatters and pulse till smooth).

Add cheese to soup and whisk until melted. Add 3/4 c. chicken broth or water if soup is to thick. Ladle into bread bowls and garnish with cheese. Enjoy!

SF Real Estate Market Update - September 2017

Sales data for the summer months of June, July and August point to considerable strength in the market.

There were approximately 1,400 closings during the summer, which is on par with last year’s figures. Median market time came in at 18 days on market, versus 27 last year. Single family values posted three straight months of double digit year-over-year gains, while condominium values posted two. Inventory levels remain tight, coming in at around one month. Single family homes continue to receive the greatest amount of competition, with purchasers paying an average of 17% over list price. It is widely expected to be an active fall market, with a substantial increase in inventory. As an example, the number of active listings increased 35% during the month of September 2016, compared to the prior month.

Suffice to say it's still a Seller's market and the right time to learn the value of your home, how you may prepare and position it for sale and how you can leverage your equity to grow your real estate portfolio or locate your next perfect home.

2017 Kitchen Trends Exposed!

Anytime is a great time to update your kitchen which will likely update your life too! Here are some of our favorite kitchen updates to make work in your home.

Mixed Materials

These days, mixing patterns, fabrics and raw materials is okay if well executed. Mix the color of your cabinets, light colors on the walls with darker cabinets featured on a large kitchen island. Then use the granite, quartz or marble counter top to incorporate the contrasting colors harmoniously.

Under-Cabinet Lighting

Placing lighting under your cabinets to make counter tops brighter and create ambiance, use to be a chore to find and install. Now it's so much easier to find under counter lighting solutions. Turn off overhead lighting and use this energy efficient solution to highlight your kitchens finer details.

All White Kitchens

White kitchens are all the rage. This color choice lends to modern and traditional kitchens alike. White is a color that makes a space appear larger and any type of flooring pares well too. Alter the mood and decoration by changing it seasonally, adding color with towels, flowers, art and even fruit.

Countertops With A Waterfall Edge

This design element takes the edge of marble or other material in a seamless line running from the countertop vertically to the bottom edge of the island. Install your countertop with a waterfall edge for a chic and sleek design.

Backsplashes With Attitude

This is where your personal point of view can shine. With so many materials to choose from like glass tile, natural stone, mosaic and subway tiles and even copper or metallic sheets or squares. Use complimentary patterns or inset a feature wall or area. Choose the color that coordinate's with your kitchen design plan and work with a professional for a more eclectic or ornate design to insure you have a beautiful outcome.

Copper Accents

Old faithful copper has returned as a design accent. Time to hit the vintage stores or online design retailers offering the latest combo of copper and other metals to use as decoration, as part of a back splash and even for cooking.

How To! Drought Tolerant Gardens

download (16).jpeg

Installing a drought tolerant garden in your front or rear yard means you will be free from watering, contributing to water conservation and when done, your yard will likely be the envy of all of your neighbors. Drought tolerant landscaping uses natural features (berms, elevations, risers, mounds) and native plants to create interest.

The key item to establishing this landscape is to rent a piece of equipment called a Dingo (a piece of equipment that is like a mini Bobcat). This will help you establish your elevations and berms. Plot your garden on paper, so you know where your landscape will lie before beginning installation.

1. Find your rocks - Locate your local quarry or rock supplier and determine which kind of rocks you will use for visual interest. The quarry will deliver and then it's up to your Dingo operator to position the rocks and soil. This can take a few days, so be patient as this is the base for your garden. Lay down flagstones for walk ways and watch as your garden matures and plants creep into the cracks. Rock-scaping will yield surprising results when integrating with your plants.

rocks+drought+tolerant.jpg

2. Use a Landscaper - To install your drip system for those plants that require some water, and to install flagstone - it is suggested to use a landscaper.

3. Choose your plants - Xeric (drought resistant) plants can be found at most nurseries. Think of heights and levels. Choose a few trees (serviceberry, dwarf conifers, a shade tree) and plant your flowering plants around them. Think of plants that bloom at different times of the year so you always have visual interest. Some plants may require some irrigation, so consider planting an "inferno strip" of plants that need zero water. Use a root stimulant to help establish the plants. With perennials, first they sleep and then they creep and leap, so give your garden time to fully bloom and integrate with the other plants before changing plants.

4. Some benefits - Remember xeric plants are desert plants. They can be planted in topsoil (not with compost), and don't need feeding so you can skip the expensive compost or organic mulch. Use gravel and don't use weed fabric. In affect, you will be saving money installing this landscape with out the need for amendments.

5. Some favorite drought tolerant plant varieties.

Inferno Strip:

  • Fernbush
  • Rabbit Brush
  • Apache Plume
  • Penstemons

COLOR OF THE YEAR FOR 2017

Thinking of painting your walls with the latest trendy color choices? This year Pantone’s Color of the Year is “Greenery”, a color that will revitalize, refresh and rejuvenate. Used with other shades, it becomes a grounded neutral with vibrancy and brightness like fresh foliage. Use it as an accent color, with other neutrals or in accessories, throw pillows or a plant to re-connect with nature in your interior environment.

CALM IT DOWN:

Use an eggshell base coat to match the true color of the paint swatch and paint test patches to view your wall color in different lights during the day and evening. Gray, white and beige are still popular paint colors, though shades of green are now gracing the interiors of San Francisco Homes.

Front Door Feng Shui Made Easy

Looking for a strong front door for your home, to add that extra something that brings energy into your home? In the Chinese practice of Feng Shui, the front/main door is very important in a home or business. Your home's Chi or energy comes through the front door, so a balanced door is stronger and brings nourishing energy to those living within.

4 Front Door Features:

  1. Open Flow of Energy - Remove dead plants, cracked pots and items blocking the door, keeping it clean of debris. Keep the energy moving.
  2. Looking Good - Show that your door is kept well, no squeaks, new hardware, fresh paint. Remove those old Christmas wreaths. Pay attention to it and it will attract that quality to your life.
  3. Color Matches Direction - To gain energy, choose a color that is harmonious with the direction of your door. Remove rusty light fixture or nails.
  4. Crisp Main Entry - Your front door should open to a clear energy flow where the energy throughout the home begins. Clear the pathway and keep the flow going.

AUSPICIOUS ELEMENTS AND COLORS

Use a compass to determine in which direction your front door is facing and use the corresponding direction and it's ruling elements to determine color and decor to best augment and promote good Chi (energy) through your front door into your home.
