2 Bed | 1.5 Bath | 1300 SF | Built in 1925 | 1 Garage Parking

SOLD for $1,500,000 Offered for $1,295,000

Listing Agents Note: A darling young couple purchased the home and were delighted as their grand piano fit so beautifully in the living room Bay Window area. Best of all, due to the vintage architecture featuring wide stairwells and door ways, they were easily able to haul the piano up the front steps and through the front door - which was a huge consideration for them in buying a home!

Congratulations to the new homeowners and to my seller for the hard work in upgrading the unit which helped it sell so quickly!

5 Tips for Using Neutrals for Interior Design

neutrablueroom.jpg

Using neutral interior design colors adds unity and tranquility to a space.

1. Types: Warm Neutrals - Black, brown tan, gold. Cool Neutrals - White, ivory, silver, gray. Keep warm with warm and cool with cool, adding splashes of color.

2. Use Texture, patterns and tonal variations in wall art, window treatments, upholstery, wall coverings, tile, flooring, rugs and accessories, keeping them complimentary to add interest to your space. Think .

3. Brighten up white walls with silk or seagrass wall coverings for an elegant look. Use drapes to match your wall color and contrasting furniture like iron wood, acrylic; keeping your choices consistent.

4. Your decorative base point is the wall color, so keep your paint selection somewhere between 30-50% lighter than the rooms decor to build deeper tones there.

5. Even pinks, low saturated blues and pewter can also be neutrals along with dark charcoal and graphite gray.

10 Things to Do Before You Sell Your Home

10thingsforsellingyourhome.

Preparing your home for sale may seem daunting, but taken step-by-step it's fairly easy.

Your agent and stager are also your helpmates in making sure your home is presented in its' very best light! Ask for help! Happy home prep:))

1. Find Your Agent - Ask colleagues, neighbors and friends for a referral. Interview several agents to determine who understands your local market and who will best protect your interests.
2. Curb Appeal - Evaluate your house from the street. Add flowers, freshen the landscape, paint your door, add a snazzy front door light, make all exterior repairs.
3. Keep it Sleek - Sweep everything off surfaces, side tables, windowsills, tidy your cabinets. Stow your crazy artwork, personal photos. Buyers like a blank canvas to picture their personal affects in the home!
4. Paint - Find out what the best neutrals are, paint walls, ceilings, doors, moldings, windows and baseboards.
5. Hardware - New Door handles, switch covers, kitchen cabinet and drawer pulls, change faucets, swap out lighting fixtures.
6. Plants - Add a tall palm or tree to a dark corner, succulent arrangement to the coffee table, flowers on the dining table and fruit on a kitchen counter!
7. Smelly - Check for pet/cooking/smoking odors and treat by deep cleaning or changing carpet. Damp basement? Use a dehumidifier, seek professional help.
8. Squeaky Clean - Tidy up, mop, scrub, shine, clean grout, corners, baths, sweep walkways, vacuum, tidy yard.
9. Stow Valuables - Jewelry, art, passports, personal bills/documents. Lock them up, store elsewhere or keep out of site.
10. Stage your Home - Full staging provides the opportunity for a  designer look to showcase your home so that buyers can picture themselves there! Consider partial staging where the stager brings in accessories to enhance what you have.

DIY Book NOOK - Add Value to Your Home!

booknook_cynthiapalmer (2).png

DIY Book Nook adds value to your home and get's those ooh's and ahh's!

Make a lavish space in quiet corner for reading. Use an alcove, corner, loft or bedroom space. Place under a window with an inspiring view. Use under the stairs space or a large stairway landing. Color will draw the eye to a small space.

Make your bookshelves unique, a conversation piece. Think round bookcase, interesting handmade chairs, a vintage reading light.

Decorate with curtains to surround your space and an interesting light fixture. Hang string lights & “bookish” art. Make it inviting and cozy.

All you need is a built in bench with a thick cushion, pillows, good lighting and surrounding book shelves to create a book nook. Happy Reading!

6 Steps to Planning your #mancave

man_cave_cynthia_palmer (1).png

Your home, your castle a place to unwind.

1. Plan. Be creative. Measure. Plot on graph paper. Bar in an alcove, closet into a unique space? Covert a garage, shed, bonus room. Plan for venting, electric, internet, heat and weather.

2. New tools!! For drywall, crown moulding. Oscillating multi-tool for hard to reach places, mitre/table/circular saw, compressor nail gun with 16 and 18 gauge with a stapler.

3. TV. Bigger is better. Think mounting, swivel arm, extension. Head should be dead center in middle screen when standing for best viewing seated. Mount to studs with lag screws. Build it into the wall with a bay/vent or old register on top. Frame the bay with moulding/paint it a contrasting color.

4. Chair. Leather, recliners, deep sofa. Refurbish a garage sale chair. Not too comfy or your friends won't leave.

5. The Bar. Frame it up with 2x4's with a plywood base. Slap a granite or marble counter top. Finish the front with stone/tile/reclaimed wood. Mirror for a backsplash, install glass or wood shelves. Look online for tap handles, brass foot rails, mirrors, kegerator. Stock the bar.

6. Unique Touch. Your favorite stuff. Vintage concert poster, fishing pic, old speaker made into a coffee table. Check garage sales, vintage stores.

Only have a deck -build a weatherproof surround and throw some lounge furniture out there.

With a little DIY, you can escape to your personal space.
