    • What style of home, vineyard, ranch or business do you desire and where is it located?

  • FINANCES

    • What kind of down payment are you ready to make?

    • Do you require a lender referral?

    • Have you secured loan pre-approval and loan approval?

    • You will receive guidance through the process of gaining loan pre-approval (necessary to make an offer in our market)

    • Together we will determine the price range of the home or property you are qualified to purchase to stay within your budget.

  • HOME + PROPERTY LOCATION

    • What are your lifestyle and needs?

    • Consider transportation access, parking on and off-street.

    • Learn about neighborhood or local schools.

    • Understand the neighborhood amenities in San Francisco and Wine Country.

  • HOME OPTIONS

    • What type of home you are looking for? Condo, Single Family, Fixer-upper or Income property?

    • What style of home do you want? Contemporary, Mid-century Modern, Mediterranean, Modern, detached, Victorian?

    • How many bedrooms and baths do you require?

    • Do you want your home turn-key - with no upgrades needed, or are you okay with making changes to the home? What are you willing to replace or upgrade?

    • Do you want a back yard or are you okay with a balcony or dedicated outdoor space?

    • Would you like a home with a view or indoor-outdoor living?

    • Do you prefer an open-floor plan or separate rooms?

    • I will preview homes that are on and off-market that meet your wish list requirements to save you the time of house hunting on-line and perhaps missing an opportunity.

    • Separately or together, we will tour the homes that I have previewed for you to continue to refine our search if we haven't found a match quickly.

    • Be flexible in your touring schedule. When the purchase market is competitive, it is beneficial to view homes as they come to market or act speedily for off-market listings.

    • You will be shown a variety of homes in your price range to expose you to several home purchase scenarios.

  • YOU'VE FOUND YOUR HOME. NOW WHAT?

    • Together we will determine what and when the offer should be made.

    • We will write your offer together, determining the best strategy.

    • Negotiating for the best possible outcome, I will advocate for you every step of the way.

    • Be flexible if you need to compete for the home of your dreams. Have funds earmarked for this possibility.

    • Hang in there. Every buyer finds the right home that suits them!

    • I have a tremendous buyer closing ratio. As a keen strategist, I am here to insure that you make a successful offer and purchase.

  • ESCROW

    • Your offer has been accepted.

    • Escrow will be opened and I will manage every escrow detail.

    • You will receive an escrow timeline and I will ensure that all contingencies are met in a timely manner.

    • Schedule and facilitate any buyer inspections for you or with you.

    • Review the inspection reports together to determine what, if any negotiations should be made.

    • Collaborate with your lender to make sure your loan will meet the loan contingency period deadline.

  • THE SALE

    • Move to close the escrow.

    • Loan funds will arrive.

    • Document signing will be arranged at the title company of your choice and I will be present at the signing.

    • You will be notified when the escrow has recorded and we will meet to make your key exchange.

    • Congratulations! You are the owner of your new home!
